Who are you?
We are Cory and Jay at We Buy 502 Homes. We buy homes fast in Louisville Kentucky and all surrounding areas. We are your main points of contact through the entire process of finding a solution to your current property. What do you do?
We primarily help property owners with their distressed property or with stressful situations regarding a property that they currently own. We do this through getting to know more about you and your situation and then by simply offering some options to help you out! This generally means buying properties in all cash and closing on them within 7 days of people filling out our “contact us” form.
Where do you do it?
While we primarily buy homes in Louisville Kentucky, we also buy them in all the areas surrounding Louisville. We have a vast network of relationships, so regardless of the location in Kentucky we are generally able to help you out!

How does this process even work?
The process is straightforward: you contact us about your property, we set up a meeting to take a look at the property, we then give you all of the options we can think of in order to help you out of your current situation.
This process can be as quick or slow as you want. If you are looking at getting out of your situation quickly, then from start to finish you could be out of your property with cash in hand in as little as 7 days from the first time you contacted us (sometimes same day!).

What is the difference between you and a real estate agent?
A real estate agent will get a contract with you to list your property on the MLS. This means that your house will be “on market.” From there, you simply wait and hope that they are able to get your house under contract and, even if it does, that it ends up actually closing without costing you more time and money. In this way, the real estate agent acts as a sale facilitator.
We do have a license real estate agent on the team, but we almost never list properties from our clients. Instead, we generally buy the property directly ourselves without ever actually listing the property “on market.” Because we buy directly, we can save our clients a lot of time and money.
Will you list my house on the MLS?
Generally, no. We almost never list our clients houses on the MLS, since the properties we buy tend to various rehab work done and our clients need money TODAY, not months down the road.
We do; however, let our clients know that we can list their property on the MLS for them and what to expect if we do, such as how long it might sit on the market unsold and what price they may get for it.
In short, while we generally do not end up listing most properties on the MLS, we like giving any and all options to our clients so that they are able to make the best decisions with the most facts possible!

Why not just list my property with a real estate agent?
When you list directly with a real estate agent your property may not get sold for months. In fact, it is possible that your house never gets sold or you have to continuously lower your sale price. If it ends up not selling, your listing will expire. At this point, you have no waited 6 months with your property on the market only for it to not end up selling.
With us at We Buy 502 Homes, we do more than that. We take a look at your property and your current situation, and offer you many different options for how we can help. If we think listing your property on the MLS is your best option based on the other options, then we can definitely go that route for you. If your property continues to sit on the market unsold, then we can collectively go back to the drawing board and think through the other options we presented.
At the end of the day, the decision on what to do with your property and when is entirely up to you alone. We are just here to help any way we can!
How can I prepare for our conversation?
One way to prepare for our conversation is to gather some facts about your house. Here are some examples: age of house, bedroom count, bathroom count, square footage, age and condition of furnace and air conditioning unit, roof age, water heater age, window age, general condition of the interior and exterior of the home, and any known issues such as water damage or leaks.
If you do not feel like getting any of that information, that is still perfectly fine for us! When we come out to the property for a site visit, we can gather all of that data for you!
How long does the process take?
The entire process can take as little as 7 days from our first point of contact or as long as you feel comfortable. It is totally up to you!
Do you really buy any property regardless of it’s condition?
This is a resounding yes! No property is too dirty or too ugly. We buy any properties. Even properties that need substantial rehab or have failing roofs, water damage, pest control issues, termite or mold issues, or even properties that are completely filled with trash! We simply do not mind getting our hands dirty and getting you the best cash offer for your property!
Do I need to clean or fix my property before our appointment?
Nope! Not at all. It does not matter the condition of your property when we go out to take a look. Sit back and relax, and do not worry at all about how your property looks. How do you calculate your offer price?
We look at the location of the property, the type of property, after repair value of property, and what repairs are needed to bring the property up to market value. The actual equation looks like this:
ARV * 70% – Repairs = Our All Cash Offer Price.

Do you pay fair prices for properties?
Absolutely! We follow a very easy to follow process on how we calculate our prices. Many of the homes we purchase are below market value. If we did not buy houses below market value, then we would not be able to make a profit. While we have to make money in order to stay in business and continue helping out our clients, we believe in full transparency with the options we present to you.
